Terms and conditions

Clear rules for searching, publishing, contacting and using Vivo Latam's private spaces.

Purpose and acceptance

These terms govern access to and use of Vivo Latam, operated by Vivo Latam SAS de CV, and of its pages, private accounts, publishing tools, professional spaces and related services.

By creating an account, publishing a listing, sending an enquiry or contracting a service, you accept the terms that apply to that action. If you do not agree, you must not complete it.

What Vivo Latam does

Vivo Latam makes it easier to search for, publish and manage real-estate listings. It also lets you contact advertisers, arrange visits, submit non-binding offers and use tools built for owners and agencies.

Unless a specific contract expressly states otherwise, Vivo Latam does not own the property, does not replace a notary, lawyer, appraiser, bank or authority, and does not guarantee that a transaction will close.

Accounts and access

You must provide accurate information, keep it up to date and protect your credentials. You may not share a personal account or use another organisation's access without authorisation.

An agency's administrators manage their own team's access and permissions. Vivo Latam's global administrator oversees the platform but is not automatically part of every agency.

Publishing listings

Whoever publishes a listing states that they have sufficient right or authorisation over the property, and that the information, images, price, location and availability are lawful, current and verifiable.

False, duplicate, discriminatory or misleading listings, listings that use someone else's content without permission, or listings meant to obtain payment fraudulently are not allowed. Vivo Latam may request evidence, correct the presentation, or pause or remove content.

Messages, visits and offers

Messages and enquiries must be used for a genuine real-estate transaction. Harassment, unsolicited advertising, data scraping, impersonation, and moving a conversation off the platform to evade controls or agreements are not allowed.

An offer sent through the platform expresses interest and proposed terms, but does not replace a contract, promise, deed or signature required by law.

Checks before contracting

Each party must verify the other's identity and capacity, visit the property, and review title, liens, permits, taxes, physical condition, utilities, price and documentation.

A badge, moderation step or review on Vivo Latam reduces risk signals, but does not replace due diligence. See the safety guide.

Services, prices and payments

Free features and paid services will be identified before you confirm. Where there is a price, the screen will show the amount, currency, duration, scope, applicable taxes and renewal or cancellation terms.

No charge will be made without an explicit action from you. Payments may depend on an external provider and its own security controls.

Moderation and suspension

Vivo Latam may review, limit, reject, pause or remove accounts, listings or messages where there is non-compliance, risk, a complaint, an order from an authority, or a need to protect users and the platform.

Sensitive decisions are logged with a reason and may allow for review depending on the case. A suspended account does not authorise creating another one to evade the measure.

Intellectual property

Vivo Latam's brand, design, software, structure and own content are protected. You may not copy, resell, decompile, run mass extraction, or build a derivative service without authorisation.

When you upload photographs or text you keep your rights and grant Vivo Latam a non-exclusive licence to host them, adapt their format, display them and promote the listing while it stays active.

Third-party services and links

Maps, storage, messaging, payments, financing, signing or professional services may be provided by third parties. Vivo Latam will indicate when you are leaving the platform or when additional terms apply.

Liability

Vivo Latam tries to keep information and the service available, but is not responsible for decisions made using false information from a user, agreements made outside the platform, unavoidable interruptions, third-party actions, or the outcome of a negotiation.

Nothing in these terms limits non-waivable rights recognised by applicable law, or excludes liability that cannot legally be excluded.

Privacy

How data is handled is explained in the privacy policy. Data from an enquiry is shared with the advertiser or the responsible agency so they can respond to it.

Governing law and contact

These terms are interpreted under the rules applicable in El Salvador, without prejudice to mandatory rights of a consumer or another jurisdiction.

Before starting a complaint, you can use the contact channels to try to resolve it with Vivo Latam.

Changes to these terms

We will publish any update and its date. If a change significantly affects an account, a contract or a right, it will be communicated before it takes effect where the law or the nature of the change requires it.

If any clause is unclear, do not proceed with a transaction. Contact Vivo Latam and ask for an explanation before agreeing to anything.
