Each lender sets its own conditions. These are the documents and checks a mortgage application in El Salvador usually goes through:

  • A valid ID document (DUI, or a passport for foreign buyers).
  • Proof of income: a salary certificate or, if you're self-employed, tax returns and bank statements.
  • A review of your credit history and current debts.
  • A down payment, often between 10% and 20% of the property's value, depending on the product.
  • An appraisal of the property by a valuer the lender accepts.
  • Life and property insurance linked to the loan.
